Importance of Building Specification

Building specification writing serves as an overall guide for all the teams involved in a construction project. This record defines everything about the project – from materials, procedures, quality, and all the other factors involved in constructing it. Types of Construction Specifications

There are 3 basic types of construction specifications. All in all, these three help a lot in making a layout for the project to make it more efficient and successful.

  • Performance Specifications – Performance specification focuses more on the operational part of the project. The main goal of this is to specify what the outcome of the project is and how it will function when it is completed. Generally, this is done by architects and is relayed to a contractor to plan strategically on how to achieve the specific goal stated in the contract. Since it is more focused on the outcome, the contractor has more flexibility when it comes to constructing it.
  • Proprietary Specifications – Proprietary specifications involves only one product or manufacturer for a certain project or installation. This type of construction specification is not commonly used since it could lead to higher construction costs. Some manufacturers increase their prices especially when there are no bidders to compete with. However, it can still be used only when it is really crucial for the project.
  • Prescriptive Specifications – Prescriptive specification refers to the detailed plan on what materials should be used for the project and how they should be installed. Generally, this kind of construction specification is made by architects and engineers because of their mastery on materials and how to properly install them. This type of specification contains a detailed view of the products needed for the task, design requirements, quality standards, handling, preparation and installation of the materials. After all the steps, the contractor is also required to test the quality to see if it is working fine according to plan.

Creating a good construction specification requires a lot of time to complete that’s why it is always best to start early rather than doing it on last minute basis.
